Kent Construction Project Manager/Estimator, Gilroy, Ca. 2004-2004 Responsibilities included, but were not limited to: · Estimating pre-construction value engineering, bidding, budgeting, qualifying of sub contractor's proposals, verifying key items effecting overall budget and time constraints, change-in-scope estimating and overall project management of projects. · Assist Owners, Architects, and Clients in making quick and efficient decisions to ensure project compliance of budget and schedule. · Publish RFI's that contain all required information to ensure all consultants make fast, accurate decisions to decrease turn around time for responses. Apply a suggestion with each RFI for faster productivity. · Digitally mark up drawings, submittals, schedules, etc where possible so each responsible party, or consultant, would receive clear and precise documents via email. Assist in design of Tenant Improvement utilizing CAD software. o Projects range from Public School Projects in excess of $4M,Commercial T.I. Projects in excess of $1M and Commercial Remodels in excess of $500K. Also provide and maintain repeat customer's service oriented smaller projects for current long-term client relationships. MCON Construction Project Manager, San Jose, Ca. 2002-2004 · Responsible for handling some of the companies most sensitive and important accounts. Performed all take-offs, estimating, design development, pre-construction value engineering, bidding, budgeting, change-in-scope estimating and overall financial management of project. · Maintain communications w/ existing clients to perform all of their future construction services. · Draft proposals, estimate jobs, bid contracts, obtain permits, coordinate design/build subs (including architect), review and approve job schedules, generate and maintain change order logs and produce change orders. · Manage production of superintendents, engineers, and administrative employees. Report to Division Manager with job statistics, monthly updates, and possibilities for future work. · Prepare and present at job proposals. Provide reports, copies of all contracts, change orders, receipts, time sheets, expenses, etc., to fully account for all costs and billable items to accounting. Provide budget, job number, cost codes, copies of contracts, change orders, change order numbers, job contact list, etc., to Superintendent prior to work starting. o Projects Range from Commercial T.I. Projects in excess of $1M Commercial Shell and Core up to $1M and Commercial Remodels in excess of $500K. |
